  • Our base models range from $175,000 for a Studio to $285,000 for a Two Bedroom unit (plus applicable taxes). This cost includes site evaluation, design, construction documentation and plans, project management, permit submission, structural engineering, foundation, full construction, including fixtures and finishes as well as appliances. However, site clearing, excavation and the cost of getting services to the dwelling, (such as trenching from a primary dwelling or installing a well and septic) is not accounted for as it varies for each property.

  • The biggest unknowns and potential jumps in cost typically lie in the amount or work required to prepare your site for construction. Things such as a sloped building site, ground conditions, electrical service, water & sewer connection, and demolition or tree removal. Beyond that, the build is fairly straight-forward with few surprises. There are, of course, upgrades and add-ons that will effect the total cost like adding a heat pump or propane stove. Several of our customers that are building as a primary residence or cottage even opt for a curtain window wall on one end which provides an amazing experience and view.

  • We are currently building within about an hour of the Halifax Regional Municipality. Exceptions are made for those looking to build multiple units at the same location. This build radius will continue to grow as we do. If you’re curious about a specific location, give us a shout and we will discuss!

  • Somewhat. The length of any of our buildings may be expanded to provide more living space, only restricted by your lot size. by-law considerations and budget. There is flexibility on door and window placement and some of the interior layout choices, such as removing the kitchen island to accommodate a kitchen table. There are, however, aspects of our modular design approach that are inflexible, but that still leaves several opportunities to make it work for your needs.

  • Once your design is finalized, the contract is signed, permit is issued, and the slab is poured, construction will take 4–6 months, built on site.

  • No, our Sprouts are built on site using traditional framing methods. This gives us more flexibility to get into tight spaces and avoids extra shipping costs.

  • This is an excellent question that we are happy to discuss with you once we know your address (please reach out). After we determine an approximate size and orientation on your lot, with regards to allowable building area per by-laws, we can take a closer look at how services might be run to your Sprout, give you an idea of what could work and ultimately provide you with a rough estimate.
